What the data tells you
Read across two columns: Originally is what the builder promised when they registered. Now promising is the latest revised date they've put on file with MahaRERA — in red when it's not the original.
The pattern is the story. Nearly every project at the top of this list has revised its possession date — most of them multiple times, by years. A 2017 promise becomes a 2027 promise becomes a 2030 promise. Each revision is a one-line filing; no court order, no buyer signature required.
A project still showing Active · Selling in the Status column is one that MahaRERA still allows to advertise and book new flats — regardless of how many years past its original deadline it is. The two facts coexist on the portal. They should be considered together.
What we filtered out
This list shows only projects in an active building lifecycle — currently registered, not lapsed, not under abeyance, not de-registered. Completed projects aren't here, even if they delivered late. Projects MahaRERA has formally suspended aren't here either.
We also drop projects where every building is 90%+ built. Many builders get the municipal occupancy certificate, hand over flats, and just never bother to file the formal Form 4 closure on MahaRERA. On paper that project still looks 8 years late. In reality the buyers moved in years ago. We don't include those here.
That filter matters: it means everything you see on this page is a project where buyers are still waiting for keys in at least one building, AND construction itself is still meaningfully incomplete.
How to read the columns
Delay compares today against the original promised completion date. Slowest building is the construction completion of the least-built building in the project — because phased projects often hide one stuck tower behind several delivered ones, and the slowest one is what a prospective buyer of that tower cares about. When a project has multiple buildings, we also surface how many are already done. Red on the slowest building (<30%) means barely off the ground after years; amber (30-59%) means significant work still pending. Originally is what the builder first promised; Now promising is the latest revised date, shown in red when it's not the original.
